PROFESSIONAL LAND DEVELOPMENT AND HOME BUILDING SERVICES
GMG Builders, the construction of Eastrose Homes, specializes in all aspects of residential land development, management, and construction. Our experienced staff offers a full range of services from site selection/land acquisition to securing development approvals and construction.
With over 25 years of experience and thousands of residential units built throughout the Greater Toronto Area, our team has delivered projects on time and on budget. Our comprehensive knowledge and expertise enables us to manage and navigate through all aspect of the real estate development process from completing site and financial feasibility studies, project management, planning, design and construction co-ordination through to our award winning home building and after sales service programs.
GMG BUILDERS INC. PROVIDES A VARIETY OF EXPERT SERVICES INCLUDING, BUT NOT LIMITED TO :
FEASIBILITY STUDIES / DUE DILIGENCE
- Site selection and pre-acquisition due diligence, with a specific focus on residential development lands.
- Compiling financial feasibility studies and Financial Business Proformas to support new acquisition.
- Sourcing project financing for acquisition, site servicing and construction.
LAND DEVELOPMENT APPROVALS PROCESS
- Management of the planning and development approvals process, including land use re-designation, re-zoning, site plan control and subdivision registration.
- Engage, manage, and co-ordinate multidisciplinary consultant team in preparation of required development reports/studies.
- Landowner representation within master-planned communities.
- Review and oversight of development and cost sharing agreements.
PRE-CONSTRUCTION MARKETING AND PURCHASE / SALES MANAGEMENT
- Co-ordinate with marketing agency to develop pre-construction marketing campaign.
- Assist in sales centre design; tender and supervise construction of sales centre.
- Prepare standard features and finishes list for to be released units.
- Co-ordinate preparation of condominium documents.
- Review and record agreements of purchase and sale.
- Tarion requirements, registration, applications, occupancy notices, bonds, letter of credit.
SITE SERVICING
- Oversight of detailed engineering design of the servicing of development lands.
- Solicit and retain consultants and/or contractors as required to meet the objectives of the project.
- Tender and contracting of servicing infrastructure.
- Manage and co-ordinate the construction phase of site servicing infrastructure.
CONSTRUCTION MANAGEMENT
- Architectural and engineering design coordination.
- Trade contractor pre-qualification and tender package preparation.
- Project and construction schedule development.
- Project accounting/financial reporting (cost planning, cost control estimates, cash flows).
- Condominium registration and management.
TARION / COSTUMER SERVICES MANAGEMENT
- Manage PDI Inspection; distribute service order to trades to clean up deficiencies.
- Process Tarion thirty day and year end customer service requests.
- Administer and supervise all repairs to deficient work.
- Insure field staff review reported problems before trade work orders are issued.
